Reveal Alert: How I Transformed the Dark & Dull Downstairs Guest Bath in the Portland Project11/30/2018 No, we haven’t forgotten about the Portland project. We have 15(ish) more posts about it, and today’s Portland reveal is the downstairs guest bathroom, which serves for those partying in the media room as well as any older kids or grandparents staying downstairs. It was the darkest of all the bathrooms with just a small window in the shower to the covered patio, so our goal was to make it feel as light and bright and happy as possible without making it too busy or dark. It still has the same vibe as the rest of the house, but since it’s a bit removed, we went a bit more modern with some of the fixtures (namely the sconces and the mirror). This bathroom also has what I think might be my favorite tile in the house (hard to say, and I’m talking about the shower tile, by the way). The materials are simple and classic: handmade white tile, hex Carerra mosaic tile, handmade blue subway, polished nickel and hits of black. We mixed the scales and colors of the tile to look coordinated but not basic—A MUST—and chose a larger blue subway on the wall (from Pratt and Larson), a white kite on the bathroom wall (also from Pratt and Larson) and a Carerra hex mosaic from Clé on the floor. I personally think that this formula is a winner: three different shapes, scales and textures but in a very subtle and coordinating color palette. As a reminder: this is on the ground floor (which we haven’t shown you any of yet, but I promise we’re getting there). The bathroom is laid out to be two rooms—the vanity room and the toilet/shower room, with a pocket door in between. The main thing I would do differently is probably just put a shower in here instead of a bathtub. It was in the plans before I got involved and it was something I didn’t really switch. Nothing is wrong with a bathtub, don’t get me wrong, but in this room, we didn’t need it and it could have saved some money (and made it feel bigger). As you know, I’m an avid bather, currently robbed of my pleasure as I have no bathtub in our small master bath, so I’m psyched to give this gift to whoever has the pleasure of being this guest. But it is something to think about—do you NEED a tub? Even if I’d maybe change the layout in retrospect, what I AM happy with is the materials and fixtures we went with, so let’s chat about that, shall we? Let’s start with the tile and faucet: We went with the Artifacts line with lever handles in the polished nickel and I love how classic and beautiful they are. If you have an older home (or a home in a classic style), it’s my professional opinion to choose polished nickel over chrome or brushed nickel. It’s warmer and feels more high-end to me. The vanity room needed some life and a white subway wasn’t going to cut it, but I didn’t want to do a crazy bold statement tile or mosaic or anything. So we chose this handmade blue-ish gray tile from Pratt and Larson with the same bevel as in the kitchen. In the matte finish, you can see the variation in tones and colors which makes it feel so custom and handmade, and we grouted it with a darker grout to make sure that you see the bevel although honestly, a white grout would have been lovely, too. The vanity is a super traditional/modern/transitional piece from Kohler in white, with a countertop from the Solid/Expressions line and a simple single undermount sink. This vanity has a ton of storage and when you do a single sink you get even more as the plumbing doesn’t affect the storage space. Where we shook it up a bit was in the lighting and mirror. I love how the sconces (from Rejuvenation) articulate and bring it into a more modern world. Against that staggered tile, it creates a really interesting tension (in my opinion). We went with matte black hardware (also from Rejuvenation) in a classic shape to bring in the black from the sconces and mirror and make it feel slightly more modern, as opposed to the polished nickel. To coordinate with the polished nickel faucet, we continued the Artifacts suite in things like the towel bar in the vanity room (how pretty is this swooping version…subtle detailing can really take something as simple as a towel bar and elevate it to feel high-end). The toilet/tub room is pretty tight so we did it in a white tile that is soooo pretty. I’m OBSESSED with it. We grouted it in a light gray so that you could still see the pattern, without making it too busy. It gives it more of a shadow line. We went with a shower curtain over glass to save money, but honestly, I have STRUGGLED to ever really like a tub/shower glass enclosure or panel. They either need so much hardware (like sliding doors) that they feel dated or busy OR you do something simple like a panel and you can’t really reach in to turn on the water easily. I’ve seen holes near the faucet on a stationary panel and it’s fine, but it just didn’t seem worth the cost to put in when we just aren’t that into them. I think in a more contemporary style home or a new build, sure, do the glass panel or glass door but in a more classic home, I’d almost rather have a pretty shower curtain. This is also what we decided to do in both bathrooms with tubs in the mountain house. Sure, we might one day switch them to glass, but I just couldn’t allocate the funds when I’m just not into the glass. Also, can we take a moment and talk about these shower fixtures? The gear-like knob is so good and adds a bit of character to the more traditional polished nickel finish, and the combo of the handshower and showerhead (which Kohler offers as a kit) is such a nice thing to have in a guest bathroom for bathing options (plus, a handshower is so clutch for leg-shaving and also makes cleaning so much easier). The floor mosaic was also grouted in a light gray because white grout on a floor is, well, begging to turn brown quickly (ask my powder bath—she’ll tell you). We accessorized it with some beautiful art by MaryAnn Puls, vases from Mantel, towels from Rejuvenation and of course some artisanal soaps from Anthropologie (although now that Hearth and Home has far more affordable but pretty soaps, I would get those to save money). Axum Dopp Bag, $88: I’ve been toting around this toiletry kit in my gym bag for a few months and it is the perfect size to hold all of the essentials. Hay Nail Clipper, $10: Brass fingernail clippers are obviously a must to match with the brass zipper on the toiletry kit. These guys can be used in all different weather and the style of them feels a bit more fashion-forward than your traditional work boot which I like. 29. Neva Chair, from $999: Okay, you might be asking yourself why I am including a huge chair on the roundup but I have to say—this is THE MOST comfortable chair I have ever sat in. I have the couch version of it in my living room and it is a dream to lounge on. The cushions are fully down which means it can get fluffed over and over and won’t lose its shape and it is also totally slipcovered which means you can take it off and wash it if needed. On top of that, this chair is oversized which means you and him can get cozy together in it. He won’t be disappointed with this guy if he likes to lounge with a good book or his favorite TV program on the regular. 30. YETI Roadie Cooler, $300: My brother-in-law should be the spokesperson for this brand as he honestly owns EVERYTHING from their company, and although I am not in the market for a cooler that can keep my ice frozen for one week, it doesn’t mean you shouldn’t be. It’s pretty incredible how insulated this cooler is and how cold it will keep things. Be sure to also check out their tumblers and coffee mugs as they keep things piping hot and freezing cold all day long. 31. Philips Smoke-less Indoor BBQ Grill, $300: If he likes grilling but you live in the city then this one is for you. I haven’t personally tried it but the reviews speak for themselves. It is a countertop indoor grill which will give you the look, feel and taste of grilling something on the BBQ but without having to leave your kitchen. 32. Rocketbook Everlast, $34: I recently discovered this and am pretty into the idea. I am very much a notetaker in meetings vs a typer, however translating those notes into usable and digital files is something that I don’t love. This notebook works simultaneously with their app to digitize your handwritten notes/drawings/doodles so that you or anyone can access them. The notebook is also waterproof and has special organizational tools so that as soon as you take the notes it can be uploaded to a category to keep everything exactly where you need it. 33. Wood Bike Storage, $50: If he is a biker then this one is for you, especially if you are sharing a small space and storage for your bike inside your place is needed. You can see more pics of it over on my blog, but I thought it might be fun to use this very personal project as a way of talking a bit about the back and forth that happens between designers and clients. Any designer will tell you, the final project you often see isn’t always exactly what they envisioned at the onset. Which is actually a good thing if you ask me. A home should be a reflection of the people that live in it. It’s a way for them to express themselves, to tell the world who they are and what is important to them. I thought it would be fun to share some juicy goss here on what I might have done differently if my parents’ freshly renovated space were my kitchen. As I’ve chatted about before, working with family is extremely rewarding. I’ve been able to help my parents get a large, airy dream kitchen they’ve been wanting forever. Like literally my whole life. However, as with any client, there’s compromise. I think my parents’ kitchen came out perfectly for them, but if it were my own home I might have done things a bit differently. The design process actually went very smoothly. Mostly because my super frugal parents’ mentally processed that they were going to have to spend a lot of money on their kitchen and mostly gave me the freedom to do whatever I wanted because they knew I had to photograph it and make it look great. I think honestly that trying to calm yourself down about the financial aspect of a renovation is one of the best ways to keep the stress level in check. That’s easier said than done, but it’s important to keep in mind that if you are in the position to be renovating or improving your home, it’s likely that you have more than you need and everything else is just icing. I don’t think we really argued about anything during the process. We did disagree on things, but I tried to really take their preferences into mind and only pushed for things I felt adamant about. After all, it’s their house and it was their money. One thing I find most interesting about being a fully grown human man is how the relationships that develop in families during childhood kinda stay the same forever. Like when I come home, I revert to the same dynamic with my parents and siblings that I had my whole life. I’m the youngest of three, so no one ever took me seriously or thought I could do anything. So my go-to reaction when I don’t get my way is to be really emphatic about what I want and then sulk if I don’t get it. It’s a super mature way to act and I’m super proud of it. Before we get to the juicy goss about all the things we fought about, a few things. Firstly, a lot of you know this project took FOREVER and cost a lot more than expected. The construction budget ended up being about $150,000 and that doesn’t include the appliances, finishes, fixtures, and furnishings (which I’m estimating would add another $50-$60K if not more). I know it’s kind of gross I’m just throwing these numbers out there but I hate it when I see posts about this kind of thing and people act like it’s cheap and everyone can do it. The type of construction that this project required is expensive and my parents live in an expensive part of the country, so basically nothing was affordable. I’m not saying that to be discouraging. I’m mostly saying it because one of the main complaints I hear from designers is that they constantly get clients who have completely unrealistic expectations for what can be done with how much money. I’M HERE TO SQUASH THOSE MISCONCEPTIONS AND RUIN YOUR DREAMS. (Sorry). The intro post I wrote here was over a year ago (check it out to see how crazy and different it was before). At the time, we were hoping it would be ready by Christmas 2017. In actuality, it took until May 2018. Which left my parents with no kitchen from August 2017 – May 2018. You can read more about all this drama over on my blog. A caveat to this whole post is that it’s supposed to be a fun discussion about difference in taste between family members. I love my parents’ kitchen and think it looks AMAZING and is perfect for them and their lifestyle. However, I think it’s fun to hear about the dynamic between client and designer, especially if the designer is a family member. So for me, this discussion is more about talking over the complexity of decision making that goes into a project like this, less about talking negatively about the decisions we actually made. WE LOVE EVERY SINGLE THING IN THE KITCHEN, GOT IT? Range | Hood | Backsplash Tile (in Crate Lake) | Long Bar Pull Hardware A quick note about the range. Basically, this whole project started when Bertazzoni approached me about a collaboration. So I knew from the get-go we were going to use their appliances. I’d been itching to renovate my parents’ tiny kitchen since they moved in 2012 so this was a huge blessing. I also knew from the get-go that I wanted to use this gorgeous Heritage Range (it’s the same one Emily used in the Portland kitchen). So the design of the room was based on the range as the centerpiece. Anyway, like I said earlier, you can read more about the specifics of materials and why I chose them on my blog. Now, onto the goss! 5 Things I Would Have Done Differently If This Were My Kitchen…Fridge (with Master Series Handles) | Cabinet Color | T Pull Hardware | Galley Pull Hardware 1. I would have addressed the awkward space above the cabinets.I think this is an issue that a lot of designers run into. Basically, what do you do above the cabinets when the ceiling is an irregular shape or is very high? And I don’t claim to have the perfect answer to it. But I have a few ideas. Basically, any room that isn’t a rectangle provides a challenge for figuring out cabinets. There were two areas where we went back and forth on cabinetry and what to do where it met the ceiling. One was over the main set of uppers to the left of the sink, and the other was above the fridge. Not surprisingly, I had Zeke shy away from these areas when we shot the room so I had to shoot some quick snaps on my phone to show you what I’m talking about: The space above the upper cabinets doesn’t bother me as much. It’s large enough that it can be accessorized (I got all these beautiful ceramics from Montes Doggett at AmericasMart on a recent buying trip). This space looks more intentional and I like how it meets the corner of the room to create a triangle. More aesthetically pleasing than other floating cabinets I’ve seen. One thing to note is that if you’re doing a kitchen and have uppers like this, you have to make sure (with constant reminders) that the contractor knows you want the top to be flat/filled in. Otherwise, the typical way of finishing a cabinet like this is to use a border around the top that creates a lip. This means anything you display up there would fall behind the lip, which can range from 3″ – 6.” Everyone thought I was crazy for bringing this up over and over and again but it makes a huge difference in being able to see what’s on display up there. This was the space that bugged me the most. I wanted this cabinet to go all the way to the ceiling or drywall to the top of the cabinet. I fought the contractor and my parents pretty hard on this one but ultimately they used the sublime power of passive aggression to leave it open. I just kept asking them to do it and they just kept not doing it. The reason I don’t like it is that all it does is leave a place for a dark shadow to live. There’s no room up there to put anything, and if you did put something up there, it would look busy and crowded. It’s a useless space that’s now basically just a nice resting place for dust bunnies. If the cabinet went all the way to the ceiling, the light color would bounce light back into the room. Instead, because there’s a dark, cavernous space there, it creates a BLACK HOLE OF NOTHINGNESS above the fridge. The reason I’m so obsessed with the spaces above the cabinets is that the way you address them makes a huge difference in how custom and personalized the kitchen looks. A cabinet that just looks like a box you stuck onto the wall doesn’t relate as well to the architecture of the space, it’s generic. The cabinets in my parents’ kitchen were custom made for it and were more than $30,000. But because they look like they might have been purchased ready-made and could be plopped into any kitchen, we missed out on an opportunity to give this kitchen a more custom, high-end look. Dishwasher (with Master Series Handles) | Countertop | Floor Tile (Rustico 6×12 in Clam) | Vase 2. I would have integrated the appliances.I love the look of this Bertazzoni fridge. But right after we ordered all the appliances, Bertazzoni came out with panel-ready refrigerators and dishwashers. Ormomdo likes the look of the stainless steel accents in the kitchen. She likes that the appliances have a presence and are beautifully designed. But I love an integrated appliance, so I probably would have done these with panels if it were my kitchen. A downside to a panel-ready refrigerator is that they tend to have less interior space than the French door style Ormomdo and Orlandad got. So, in my opinion, this fridge was still the best choice for them. Though part of me is already itching to update it with one of the gorgeous new panel-ready ones. I guess I love that the panel-ready ones feel kind of secret. Like those bookcases that are actually doors into a secret room. YOU THOUGHT THIS WAS JUST A CUPBOARD BUT JK IT’S TOTALLY A REFRIGERATOR. Roman Shades (Fabric: Dwell Studio Romaria in Aquatint) | Wall Color | Island Color | Brass Pendants | Globe Pendant | Stools | Tea Kettle 3. I would have used a different hardware for the cabinets under the island bar.The contractor used a cabinet company (who I won’t name as I DO NOT recommend them because the cabinets took FOREVER and showed up wrong multiple times) who sent a kitchen designer to measure and figure out cabinetry. This was great because I didn’t have to worry about precise measurements, but was annoying because this designer wanted input. Literally too many cooks in the kitchen! The contractor and the designer pressured us to do push-to-open cabinets under the island. You know the type? That you push in then they pop open? My idea here was to do a tapered/angled edge at the top that acted as a pull. The reason being that I’ve seen a lot of these push latch mechanisms fail after repeated use and I was picturing these not having a long life. However, the most annoying thing about these push latch cabinets is something that I didn’t anticipate (because I’ve never designed an island with outfacing storage) but should have. When you sit in a barstool your feet kick around. And these cabinets are constantly getting kicked (which is why I painted them a dark color). So these cabinets are constantly popping open. They’re always half open, half closed due to them getting kicked so whenever I’m sitting in front of one I’m constantly pushing them back in. LET THIS BE A LESSON TO ALL OF US NOT TO USE PUSH-TO-OPEN CABINET HARDWARE ON OUR UNDER ISLAND BAR CABINETS. Let this also be a lesson not to be oppressed by contractors and fancy kitchen designers, forced to do stuff your heart KNOWS is wrong! STAND UP FOR YOUR RIGHTS! RESIST! Entertainment Faucet | Small Sink | Wine Fridge (similar) 4. I would have made the prep sink a pull-down.Originally when we were configuring the kitchen, I designed the sink the island as a bar sink where my parents’ filtered water would come out. However, in the course of designing the kitchen, Ormomdo wanted to move the filtered water to the main sink and give it its own faucet so they weren’t wasting filtered water doing dishes (a very Ormomdo concern tbh). We’d already ordered these beautiful Kallista faucets months before they were installed so we just installed the original fixtures we chose. But now when we’re all around cooking and cleaning, it would be very helpful to have the flexibility of a pull-down faucet that moves side to side (also makes sink clean up easier). I love the design of this faucet, but it’s more appropriate for a beverage sink, which is how it’s intended to be used. In more important news, I tried my VERY BEST to convince my parents to go brass, because the brass version of this faucet is truly a thing of beauty. But they didn’t go for it. It wasn’t that they didn’t like the brass, it was more that they were worried it would show water residue more readily than the beautiful brushed nickel version they selected. I didn’t fight them too hard on this because part of me wanted to show a non-brass faucets suite. It feels like all of us bloggers/Instagrammers (myself included) have been doing ONLY BRASS for so long so I kind of wanted to show another finish. That being said, look at how gorgeous the brass version of this faucets is: 5. I would have added more upper cabinets.The second Ormomdo saw the beautiful Bertazzoni hood, she fell in love with it. And I love it, too. Along with the range, it’s the centerpiece of the room. In fact, I kept the design of the kitchen simple in order to let the ornate details on that range truly sing. However, one of my main objectives with this kitchen was to increase the storage (which is also why we did a connected peninsula and not an island with less storage). So while I LOVE the beautiful hood, I might have preferred to add cabinetry with an integrated hood if this were my kitchen. Bertazzoni has a big selection of those, so that was definitely an option here. Ormomdo’s argument against it was that the exhaust systems tend to take up much of the interior space of the cabinets so they’re not super useful. Also, the cabinet height would have to be raised to be an appropriate height above the range, so there’s a loss of storage space there too. I think I just like the idea of having the room be more symmetrical, though I like the asymmetry as well. It’s really hard to believe how different the kitchen is now that it was when my parents moved in. The whole room feels like a totally different space. Before, activity was kind of segmented around the house. There wasn’t really a central space for everyone to hang out in, just a bunch of giant stupid living rooms to sit in alone and cry about the past. But now the kitchen and family room are a much more functional, dynamic place to be in. There’s literally no need to cry anymore! Large Sink | Pull-down Faucet | Soap Pump | Filtered Water Faucet Cutting Boards (similar) | Cheese Board (similar) | Sea Glass Tumblers My parents are very into their new kitchen. Just look at them there happily chopping while I pretend to stir a very delicious sauce we’ll all eat as a happy family around the dinner table (or possibly casually, laughing, at the peninsula NOT knocking into the push-to-open cabinets, of course). And even though some decisions aren’t ones I would have made for myself, I love the way it turned out, too. What about you? I’m going to get mine read in January (I did last year and it was so insightful and fun). Dante can do it over the phone or skype, or if you are local to the New York area you can get it done in person. He also does half sessions if you want to give it a try before committing to a full session, but you know this lady is going to try a full session out. 8. The Cap Toe Boxcar Boot, $450: Splurgey shoes that are just rad. 9. Linen Hardcover Photobook, from $59: I’ve said it before but I love everything this company does. The quality and craftsmanship is so beautiful and my phone is overflowing with photos that need to be uploaded into a book like this. 10. A Big Important Art Book (Now with Women) by Danielle Krysa, from $14: If you love women and art and want to support women in the arts get this book. 11. Becoming by Michelle Obama, $15 A woman I admire and I want to read all of her thoughts, forever. 12. Straw Hat, $39: Until I fix my hair from toning it too many times, I’m in hat mode. I don’t know why we stopped using electric blankets, but I want this for the mountain house. 56. Adventure Vacuum Crock 3 Quarts, $42: Listen, you might be done with me souping but i’m not and I want to be able to keep it warm outside in winter and summer to properly torture my friends/family. 57. Magnetic Wood Knife Block, $130: I’ll get the knives and now I’ll need this knife block. 58. Enameled Cast-Iron Dutch Oven, $145: How pretty is this dutch oven? Unexpected but simple. Yeti Rambler, $25: I don’t know how Yeti managed to convince me that they are the best, but I hear they are the best and he deserves the best for his cold drinks in the summer. 3. Canvas Travel Bag, $15: Whoops, I guess I really want him to have a new dop kit. I love this one, too. 13. Felted Coat, $195: I bought this for him last year and i highly recommend it. He loves it. It looks handsome and structured for a sweater. 14. These are ugly (there are blue versions but always sold out) but our kids LOVE THEM. They play with them for hours and hours, making towers, climbing and jumping off them, creating forts. Was I unhappy with my living room before? Hmm. “Unhappy” isn’t the right word but no, it wasn’t there yet and that’s okay. It just felt a bit boring and serious so when Blue Parakeet Rugs said I could try out this rug and see if it worked, I took her up on it. But let’s back up first and refresh your memories of where my living room has been so you can understand where it’s going (or is now). When we first designed the house, it looked like this: While I love it in photos, it was too chaotic to live with and didn’t feel as “me” as I wanted it to. I kept thinking, why can’t I find the blue/green version of this rug?? Turns out they are VERY hard to find. So, I sold the rug and got something neutral: But that room didn’t have enough edge. Between the traditional sofa and the chaise lounge and the solid rug, it just didn’t pop. I missed the vintage rug. The chaise and trunk were vintage but everything else wasn’t and it needed some soul. Also, my cats all but destroyed this rug and it was painfully snagged. I would “trim” it (which I called mowing the rug) by getting on my hands and knees and clipping it. I’m bringing it up to the mountain house if I don’t put it back in here. So I was back on the hunt for a vintage rug. I texted Sheba Khodadad from Blue Parakeet to see if she had anything and she sent me photos of this one with a “want me to bring it over to you right now and you can live with it for a bit?” offer. To be clear, she doesn’t do this for just anyone. She knew that even if I didn’t keep it, I would post about it and someone would likely buy it. Look how excited I was: At first, we tried it with the navy blue sofa but the sofa was a bit big for the rug, though that could be because I was used to a MUCH larger rug. Sometimes your past skews your perception of the present. Then I remembered that we had our former TV room sofa down in Brian’s office (which you haven’t seen yet and maybe never will), so we grabbed it and brought it up and put our navy sofa in the garage. But first we tried both sofas, because why not? It was A LOT of seating. So we stored the navy sofa in the garage. Hilariously, the garage doors then broke so while we can get in/out through a small doorway, we can’t even get that sofa out right now to bring it back into the room. In the below pic, you can see how the smaller rug did feel a bit small with the massive sofa. As of right now, we are playing with this one and I have mixed feelings about it. Yes, everything WORKS, but it’s still not right. I love the rug but I fear it’s still too busy for me? I like the sofa, but somehow the color of it competes with the rug. I don’t know how to explain it but I keep thinking that if the sofa were a cream and more modern, it would let the rug pop, but the two of them feel too heavy together. Yes, that’s the word, just too heavy. I love this side of the room more, though and I think it’s because the chairs are more modern and yes, lighter in color so the busier rug is the star. Now, the one benefit of this sofa is that it’s a better scale for the coffee table than the other sofa was. I think I just designed that other sofa to be too big—mostly too high for me in front of my pretty windows and if I could just take the back down 10 inches, I’d love it so much more. WHOOPS. So this sofa, with the table, with the chairs are just generally a WAY better scale with each other, but are they all too small for the room? MAYBE. But boy is it fun and honestly, I love this rug and I’m going to bring it up to the mountain house to see if I can make it work in the master bedroom with a pretty white headboard before I give up on it. But if you are interested in it, let Sheba know so if/when I return it, she can sell it (you can send her a message via her website here). Before we leave this post, I think we’d all be curious if an ivory linen or more neutral tone sofa would be better here? Well here you go: Of course, if the sofa were a light linen, then I’d have to switch out my chairs for something darker, my pillows for some that popped more and my children for something/persons less disgusting. Although TBH, we have a linen sectional at the mountain house (this one from Article) and it’s been fine because we don’t let them eat on it because we have a separate “family” room. If this weren’t also our TV/family room in addition to our living room, it might be fine. But I don’t think this sofa could withstand our Saturday morning sofa egg burritos in front of cartoons. All in all, I like it, I really do, but no, it’s not there yet. And maybe it never will be, and that’s okay because this is FUN. But obviously a “I switched things around” post would be pointless without asking you guys what you think? Here’s what I think: I think it needs to look cooler. Either the rug or the sofa should change. I think I want a neutral rug, possibly even this rug, or this rug, and I want someone to give me this sofa for my 40th birthday and maybe someone else can accidentally leave these chairs on my front stoop, although maybe they are too chunky… Would you guys want me to pull together a “dream living room” mood board of things I likely will never buy because of cost/kids? I have one started but literally everything on it is like $7k each, but it helps me figure out what I like and why and then I can either try to find something similar or hunt for it a the flea market. Back to the current living room. Thoughts? Opinions? Should I hoard the rug because authentic Persian antique rugs in blues/greens never come available? Of course, what you see is all about who you choose to follow and how you interact with them (dear Instagram gods, please return to chronological order). I know that, but images can spread faster than juicy gossip in a small town. Which is what brings me here today. Well, first we have to rewind to last year around this time. It’s right around when I started following Erin Francois of Francois et Moi on social. The impetus? Images of her home all decked out for the holidays. There was something about the drapey natural garland over the archway to her living room that SHOOK me. I saved it (wait…maybe I screen-grabbed it because I can’t remember when Instagram started letting you bookmark things), and referred back to it often when I wanted to And then it started happening: EVERYONE was re-sharing Erin’s home. Her perfectly sparse Fraser fir (what she referred to as “Charlie Brown-esque”) felt like the most popular girl in school…everyone was talking about it/wanted to be it/couldn’t stop staring at it (well, the tree and the room it was in, in general). Nearly every “shelter” account I followed did a re-share, or at least it felt that way. Fast forward to fall 2018. Emily and I were chatting (texting?) about who we wanted to reach out to for potential house tours because you guys seemed pretty pumped about the recent ones we’ve done and she sent me some snapshots of Erin’s home she saw on her Instagram. I basically jumped through the phone and screamed “I LOVE FRANCOIS ET MOI. YES LET’S DO HER HOUSE.” I really hadn’t seen much of her house since last Christmas, and my inner decor voyeur wanted to do an Orlando Soria-style horizontal head peek through her front door. A “house tour” was a perfect excuse to see more. Once I simmered down (sorry, Emily), I connected with Erin who was equally pumped to photograph and share her home with the EHD universe of readers. I’m going to let Erin take it from here—we like to let people walk you through their own homes. Erin, meet the EHD readers, EHD readers, meet Erin… Hi EHD World. I’m Erin Francois. My background is in commercial interior design but when I made the transition to sales rep for a fabric and wallcovering trade showroom, I started my blog as an unrestrained creative outlet. What started as an everything-that-inspires-me blog made the turn into home DIY and styling when my husband and I purchased our first home (a duplex) three years ago. While house-hunting way back when, my husband, Ken, and I looked at this 1936 duplex on a whim, and were excited by the financial sense and renovation possibilities the property had. (We live on the main floor and lease out the upstairs 1 bed/1 den.) Ken and I both appreciate the charm and quality craftsmanship of older homes, and we especially fell in love with the first floor’s plaster arch that separates the living and dining areas (you can see that below). The duplex had been well-maintained over the years, but every single wall was painted beige, and it needed modernizing. Over the past three years, we’ve been renovating it room by room. We’re chipping away at this old lady slowly, and our end game is to bring the home into the 21st century to fit our modern lifestyle, while preserving the original charm. If I had to describe my style in a word, it would be “collected.” The bones of our house are Tudor, so I love complementing the more traditional architecture with meaningful pieces from different eras and styles (I’m really inspired by Nordic, early American, mid-century and Parisian Deco…uffda, what a crazy mix!). Because I do intermingle styles so freely, I try to stick to a unified color palette to help connect the dots. It’s where we play and watch movies as a family, but it’s also the first room you step into from the foyer. So my challenge in here was to make sure this room was equally practical (i.e. kid-friendly) and stylish, meaning:

It’s a great small-ish size for the room with a removable leaf for when we entertain. To keep things feeling a little casual against such a formal table, we built the dining bench with a slab of walnut and a pair of iron legs found on Etsy. Also, before we got out hands on it, the dining light fixture wasn’t originally centered in the room, so we moved that and added a ceiling medallion (this made the move SUPER easy because we didn’t have to patch and refinish the entire ceiling). This gave us a spot to hang outdoor gear (but for the shoot, we made it all pretty…it doesn’t normally have dried greenery and draping fabric, ha). They both were original 1930s kitchens and each had one electrical outlet, no dishwasher and plastic hammered tin-style backsplashes that were double-side-taped to the wall. Aside from the electrical and plumbing work, my husband, Ken, and I renovated nearly everything together to help it function better and fit our personal style, from swapping out the cabinetry to adding insulation to the walls to tiling the backsplash to planking the ceiling. One of my favorite elements in the first-floor kitchen (our kitchen, shown here) is the slatted sink doors we retrofitted from the original cabinetry, painting them to match the new cabinetry and updating the hardware. ***Written by Jess Bunge Now, while I love Thanksgiving the most for all of its nonmaterial loving good feelings, that’s not to say I don’t still REALLY love Christmas. Why you may ask?? One word…PRESENTS. I mean as the EHD Senior Market Editor, it’s not a huge surprise I love to give and receive pretty things. On this beautiful gift-filled day, there is one very important place for Santa to put our new precious treasures…our stockings. We have a very strict tradition in my family. We go downstairs Christmas morning, get our favorite hot morning drink (what once was hot chocolate is now unapologetically coffee), all sit around the fireplace and either my brother or I pass out the stockings. Then, in order from oldest to youngest, we open one gift at a time while we ooo and ahhh over gum, lipsticks, mints etc. No genetic halitosis issues here…this tradition may sound a little slow and tedious but I love it almost more than the homemade crepes that come after. SO, as you can see, stockings are very important to me and to help you best display yours, we have compiled our favorite tips and tricks of how to display them (mantel or no mantel) as well as our other favorite holiday vignette styling tips. Shall we get on with it? HO HO HOkay I had to, right?? Tips for How to Hang Stockings Without a MantelLet’s start with the “no mantel” tricks as that takes a bit more creative thinking. One great and very simple way to hang stockings sans mantel is to use a credenza as a replacement. You can treat your credenza just like you would as a mantel. Throw on a little garland, a couple candlesticks, a Christmas figurine or two and finish it off with your favorite stocking hangers. It will look festive and you’ll almost forget that there isn’t a warm fire warming up your home…almost. Next up—and I think the most creative no-mantel solution—is the “faux present stocking mountain of fun” approach. Patent Pending. First, take a variety of different sized boxes and wrap them up in your favorite holiday wrapping paper (bonus points if it matches your holiday color scheme) and stack those suckers up. Once you have them styled in your desired formation, place your stocking holders on the top of the mountain and hang your stockings. THREE TIPS:1. Weigh down the boxes. You don’t need to use real gifts but something a little heavy…that 5-pound weight you haven’t used since last January maybe? Nothing is sadder than Santa filling up those stockings on Christmas Eve and the stockings getting too heavy, making all the boxes fall to the ground. 2. Don’t put bows on top of each present. Strategize how you are stacking the boxes so they can sit flat on top of each other without a pretty bow acting as a teeter-totter. 3. MEASURE. Kinda a no brainer but consider how long your stockings are and how high the boxes will need to go. The higher the hair, the closer to god, but the higher the presents, the closer to the north pole. Sooooo… Here we have a GREAT small space stocking solution. Use your bed! Ginny clearly was just using these guys as cute decor because she has a wonderful fireplace that I will cover later but if you live in a studio with no fireplace (which is probably 99% of studios) this a perfect idea. Pick up a pretty ribbon that looks great with your stocking and attach it to your bed frame. A small space does not need mean small holiday cheer people. Our last no-mantel hack is to take advantage of your shelves. Emily doesn’t have a mantel in her current house but she does have those awesome built-ins that act as the perfect stocking substitute location. Putting your stockings on selves (higher up) is also a sneaky way of being very kid and pet-friendly. It keeps them in sight but out of the way. Hopefully, that’s all you need to do to protect the Christmas decorations. My godparents used to attach their tree to the ceiling when their sons were young because they were THAT crazy. I really can’t wait to be a mother. Mantel Stocking Hanging TipsI know we all have no use for real mantels anymore now that you have so many fun tricks up your sleeves, so I’ll ease you back into the world of mantels. This is Brady’s beautiful home but as you can see he doesn’t have a deep mantel. What he did was use heavy duty Command hooks to frame his garland along his small mantel is and hang his stockings under the garland to hide the hooks holding them up. Genius and renter friendly. Okay, BandAid is off, we are back in mantel land but at least it’s in Portland. While this house and holiday decor style are pretty traditional, the orientation of the stockings aren’t. Emily styled them to one side instead of spreading them out equally across the width of the mantel. This creates a little more visual interest and feels visually balanced with the candlesticks on the other side. Plus, that JOY stocking holder is so cute. This is Ginny’s fireplace from a couple of years ago but it still makes me so happy. It’s a perfect example to show that a cohesive color palette and a good mix of materials is the way to go when styling out your mantel. Like Ginny, you can have fun with a handful of styling pieces as long as you have at least a little negative space. Not all of us need to be minimalists but a little breathing room on that mantel will give your eye a chance to rest and take in all the pretty pieces you do have. Let’s move onto holiday vignettes and to learn how to tastefully deck the hallways, shelves and all other available surfaces. Reign in the Holiday “Scene”If you are like my family, no open surface shall be without a holiday scene. I’m talking nativity scenes on both mantels (family and living room), an electronic ice staking rink on the hutch and a snowy California missions scene on the piano (shout out to Mervyn’s for carrying all 21 missions. RIP). This was extra comical to me because 99% of the California missions have most likely NEVER SEEN SNOW. Now, if lots of Christmas scenes are what make you happy then go for it but may we suggest easing back a little. Pick and choose where you create snow holiday fantasy lands. In the photo above, Emily did a collection of cloche covered trees instead of a “scene.” They are festive, neutral in color, full of texture and of course, includes fake snow. Shelf Styling Vignette TipsShelf styling is an art but is totally doable for anyone. It’s again all about picking your moments. Not every shelf needs five trees and three nutcrackers. Instead, pick a couple of spots and create clusters within them. Take the above photo. Emily created a cluster of four objects on the left, two in the middle and another cluster of two off to the left, with just a little space between each one. It feels festive but also well styled. It’s important to vary the number of items within each cluster to maintain visual interest. Throwing in a couple of non-Christmas items like the vintage mini cloche and vintage bud vase in the picture helps to marry the Christmas decor and your normal decor more seamlessly. Kid Room Holiday DecorAdding a little Christmas to your bedroom and/or kids’ rooms is super fun and very easy. Last year, Emily added Christmas love to both Elliot’s and Charlie’s rooms. In Elliot’s room, she added a couple of trees in different colors, sizes and styles to add dimension, along with that golden reindeer because it went perfectly with the whimsy of the original room design. In Charlie’s room, she just switched out the sheets, added a couple of throw pillows and a couple of other Christmas decor pieces. It’s playful, easy and makes every day during the holidays magical. HOT TIP: Pick out sheets that don’t scream holidays. Charlie uses these sheets year round because while they are perfect for Christmas time, lumberjacks are great friends all year long. I mean who doesn’t love a strong mustache and full beard? Subtle and Easy Holiday Style TipsNow forget the kids and let’s get back to the adults. Subtle accents can help make your home feel all the holiday cheer without all the visual chaos. In the above photo, the only “holiday changes” made were the added metallic garland, candle house and hanging bells. Those three small adjustments make that little corner instantly feel homey with a holiday twist. I think the holiday version of “Put a bird on it” is “Put a bell in/on it.” Bells are pretty exclusive to the holidays so take advantage. Brady filled up his ceramic bowl on his coffee table with these oversized brushed gold bells and it looks so chic. So don’t be afraid to add bells to your decor this year. We think a more matte metallic looks higher end but go with what you like best. Our last easy decor tip is to switch out a couple of your entertaining pieces. Brady’s bar cart has a perfect subtle holiday vibe with his cocktail shaker, ice bucket and greenery. Especially if you live in a smaller space, you don’t want every inch to be dripping in Christmas. Pick and choose where to go all out. Well, those are our holiday styling tips for your stockings, mantel and everywhere else in your home.
